Location

The warmest, most honest place on this side of the Cascades.

Majestic palisades, dramatic gorges, and rippling waters of the Deschutes and Crooked Rivers form the east and west boundaries of Crooked River Ranch, just 12 miles northwest of Redmond off US Highway 97. The majority of Crooked River Ranch is located in south Jefferson County, sprawling into the northern portion of Deschutes County.

With Portland, Oregon just 143 miles northwest and Eugene and Salem 135 miles west over the Cascade Range, Crooked River Ranch is a rural haven that still provides easy access to urban life when needed.

Crooked River Ranch encompasses approximately 12,000 acres of rural residential, recreational, and commercial property. Nearly 11,000 of these acres are privately-owned lots ranging in size from one to more than five acres. The rest of the acreage is enjoyed as common or community property with buildings owned by the association.

There are also several large public land tracts adjoining the ranch that are administered by the  Department of the Interior. Totaling about 9,000 acres, these lands offer few restrictions and are open to hiking, fishing, riding, and hunting.

Central Oregon is notorious for its sunny skies and low annual precipitation rate of fewer than  nine inches annually. At an elevation of approximately 2,800 feet, the Crooked River climate is semi-­arid and offers four distinct seasons.

Summer daytime temperatures average 80-­90 degrees with cool nights

Fall provides varying temperatures from warm summertime highs to temperatures dipping below freezing

Winter daytime temperatures range from the mid to upper 40s to the low teens.

Spring daytime temperatures range from the mid-60s to nighttime temperatures of mid-20s.

The winter and spring seasons bring the majority of the annual precipitation with occasional light snowfall or showers.

Long-­range goals are to continue the paving program while keeping within the budgeted allocation.

Dissecting the Ranch’s 12,000 acres are approximately 115 miles of roads that access all 2,600+  parcels. Several are paved, but most are graded gravel roads. Crooked River Ranch Road District administers an ongoing program to pave additional roads each year. Long-­range goals are to continue the paving program while keeping within the budgeted allocation.

In 1910, when Redmond was a bustling community of 216, a Hillsboro politician by the name of  Harry V. Gates purchased the property from homesteaders, forming what was known for years as the Gates Ranch. The main ranch house, built by the Gates family and is still standing today,  was constructed in 1916.

Crooked River Ranch was officially registered in 1932. In 1961, the ranch was purchased by the  Thomas Bell family and operated in diversified ranching as the E-­Z Cattle Co. for ten years. In  1971, Crooked River Ranch was purchased by the McPhersons for development as a recreational site. Rezoned in the early 1980s to rural residential, the ranch has continued to develop into the residential community it is today.

While Crooked River Ranch is not incorporated, the community is steadily increasing. Current estimates place the population at approximately 5,000.

The ranch operates under the jurisdiction of the Jefferson and Deschutes County governments. Each county has jurisdiction over that portion of the ranch within its county boundaries.

Crooked River Ranch Club and Maintenance Association (541-548-8939) is responsible for the ranch’s 1,000 acres of community property. Property ownership automatically includes association membership and use of the facilities. Some are available at no cost, while others require a nominal fee. To defray the cost of the facilities and services provided, each membership carries with it the responsibility of association dues. The association is managed by a nine-member board of directors and a ranch manager who oversees the daily operations.

Crooked River Ranch enjoys one of the lowest crime rates in the state. The Jefferson and Deschutes County Sheriff’s Department provide police protection.

Crooked River Ranch Rural Fire Protection District provides fire protection and ambulance services to the ranch. The District carries a Class 5 or a Class 9 fire insurance rating. The station is centrally located and manned by dedicated volunteer firefighters and Emergency Medical Technicians.

Redmond Municipal Airport serves Central Oregon as the aviation hub of the region. Just 12 miles from the ranch, scheduled service is available to major destinations. The airport, located east of town, has two paved and lighted 7,000 – foot runways that can accommodate large jetliners. Currently, Alaska Airlines, American Airlines, United, and Delta are the main airlines providing daily arrivals and departures.

Culver School District:

The unified 37-acre campus of Culver School District contains the Elementary, Middle, and High Schools. In addition, it contains two gyms, the support services building, a bus facility, and football, baseball, softball, and soccer fields. Culver School District provides a quality learning environment with modern school buildings and updated technology.

Culver Schools support classroom computers and school labs, and Culver’s athletic teams are competitive with music, drama, and the arts growing. Additionally, Culver has an active community that supports the district’s endeavors.

The district serves approximately 675 students with diverse cultural backgrounds. Our special education, ESOL, and technology programs support individual achievement.
